How to Protect Your Security Deposit

Unless the renter damages the property, the security deposit is usually refunded after vacating the apartment. However, if there are expenses for original condition restoration or to dispose of belongings left on the apartment, then such expenses will be subtracted from the security deposit. Typically, make sure to take good care of the room you rent. If you don` t, deposit will be charge for any cleaning or repairs necessary to restore the rental unit its condition at the beginning of the tenancy. Landlords may not, however, use the tenant` s security deposit to cover the costs of ordinary wear and tear as tatami, wallpapers faded by the sun, water-stained linoleum by shower, moderate dirt or spotting on carpet or tatami, warped cabinet doors that won` t close etc., But, tenant has to take responsibility for such damage as cigarette burns in curtains or carpets, large marks on or holes in wall etc,.

Humid

Japan is very humid in summer, take care to air out the inside of the housing. The humidity inside can affect the concentrations of some indoor air pollutants. For example, high humidity keeps the air moist and increases the likekihood of mold. Increasing the amount of fresh air brought indoors helps reduce pollutants inside. Bathroom and kitchen fans that exhaust to the outdoors also increase ventilation and help remove pollutants. To decrease humidity, open the windows and doors, or run an air conditioner with vet control open or adjust the humidity setting on the humidifier.

Using the kitchen

Be careful not to spoil the kitchen with oil. The sinks, wash-basins, and toilets are to be used for the purpose for which they are intended, and no dust, rubbish, litter, coffee grounds, tea leaves, egg shells, parings, or garbage are to be put into same unless a waste disposal system for such purposes has been installed.
Water shall not be left running in bathroom, kitchen, or elsewhere in the demised premises and all leaks shall be immediately reported to the caretaker.
